Guest Reservation Policy

At Union Gables Inn and The Brunswick Bed and Breakfast, every reservation is valued and treated with the utmost care. Please note that guests are responsible for all reserved nights, including those not used if arriving late or checking out early.

 

Check-In & Check-Out

Check-in: 4:00 PM – 7:00 PM

Early check-ins will be subject to a fee. We offer contactless check-in for late arrivals or if you simply prefer it. If you know you will be arriving outside of check-in hours, please call us at (518) 584-1558.

Check-out: 11:00 AM

If you require a later check-out, please contact us in advance. Check-outs after 12:00 PM without prior approval will incur a charge equivalent to an additional night’s stay.

 

Gift Certificate Policy

Please inform us of any gift certificates when making your reservation. Gift certificates are non-transferable and cannot be redeemed for cash. Any remaining balance on a certificate may be used up until its expiration date. No refunds will be given if gift certificates are not applied at the time of booking.

 

Seasonal Reservation Policies

 

1. Saratoga Racing Season (July 3 – September 1, 2026)
Full payment is required by January 1, 2026. Bookings made in 2025 require a deposit equal to one night’s stay to hold the reservation. Cancellations must be submitted in writing by email. Refunds will only be issued if the room is re-rented for the reserved dates, minus a $100 cancellation fee.

2. Special Event Weekends
Full payment is charged at booking. Cancellations must be in writing; refunds are issued only if the room is re-rented for the reserved dates, minus a $100 cancellation fee.
Special weekends include Belmont Stakes, Skidmore graduations, Memorial Day, Fourth of July, New Year’s Eve, Dance Flurry Festival, major concerts, and the Saratoga Racing Meet.

3. Spring/Summer (April 1 – July 11) and Fall (September 3 – November 31)
The first night’s stay is charged at booking, with the balance due seven days prior to arrival. Cancellations made more than seven days before arrival incur a $100 processing fee. For cancellations within seven days, guests are responsible for the full reservation unless the room is re-rented. Refunds are issued if the room is re-rented, less the cancellation fee.

4. Winter Season (December 1 – March 31)
The first night is charged at booking, with the balance due three days prior to arrival. Cancellations within 24 hours of arrival are subject to full charges unless the room is re-rented. Refunds will be issued only if the room is re-rented, minus a $100 cancellation fee.
Winter special weekends include New Year’s Eve and Dance Flurry Festival.

 

Group Reservations

Defined as three or more rooms. At booking, a deposit equal to the first night for each room is required. Payments are due in two installments: 25% within 10 days of booking, and the balance 14 days prior to arrival. Cancellation refunds are only issued if rooms are re-rented, minus first night charges and a $100 cancellation fee per room.

 

Event Cancellations
Event fees are non-refundable.

 

Additional Policies

Room Keys
A $100 fee applies for keys not returned upon departure.

Smoke-Free Property
Smoking is strictly prohibited indoors. A minimum $500 cleaning fee will be charged if smoking is detected in a guest room.

Pet Policy
Pets are welcome in six designated rooms, with a one-time $100 fee per pet. Guests must adhere to our pet guidelines provided at check-in. Damages caused by pets will incur additional charges.

Children
We welcome children aged 12 and older year-round. Reservations including children under 12 may be subject to cancellation upon arrival.

Rescheduling Fees
A fee up to $30 may be applied for rescheduling stays of three nights or more.

Additional Charges
Disturbances to other guests or staff will result in a $100 fee.
Biohazard cleanup fees of $250 apply if applicable.

 

 

Pool Rules

 

Open 9:00 AM to 7:30 PM.

At least two adults (18+) must be present, with one adult on the deck at all times

Children under 16 must be accompanied by a responsible adult

No diving in shallow areas

Only guests who have signed in and acknowledged pool rules may use the pool

In emergencies, notify management immediately. A free emergency phone is located 30 feet from the pool entrance within the main house

No alcohol consumption in or around the pool

Food is prohibited; only plastic drink containers allowed

Please respect other guests by keeping noise to a minimum

Smoking is prohibited in the pool area

Maximum pool capacity: 20 persons

 

Earth-Conscious Initiatives

To support sustainability, payment receipts are emailed by default. Printed receipts are available upon request.
